Amenities
- Internet
- As of August 2006, we provide internet access for all of our Ames properties, EXCEPT Emerald Drive and Toronto St.
- We have contracted with Internet Consulting Services (ICS) to provide, maintain and support the internet service for Haverkamp Properties.
- Ethernet jacks are located in each bedroom at: Crown Point and Fieldstone Grand.
- Steinbeck Street has wireless internet, so a wireless card is necessary for access .
- Fieldstone townhomes have two ethernet jacks (one upstairs in the living room and one in a downstairs bedroom). Wireless hubs have worked well for many of the residents here.
- Bird Place, Celtic Place, Mortensen Place and Westwood Village require special adapters available from ICS.

- Cable
- A 71 channel family package is provided for all of our Ames properties EXCEPT Emerald Drive and Toronto St.
- There is a cable outlet in the living room and each bedroom for most properties. Mortensen Place and Westwood Village do not have cable outlets in all of the bedrooms.
- Please contact Mediacom for service issues or package upgrades.
- Mediacom may be reached at 1-800-262-3843 or 515-233-4646. You may need to mention that your apartment is part of a bulk contract through Haverkamp Properties.
- Ames Racquet & Fitness
- As of August 2006 we provide memberships to Ames Racquet & Fitness Center to all of our residents, EXCEPT Emerald Drive and Toronto St.
- We provide ARFC with a listing of all of our residents based on the names on the front of the lease, so all you need to do is visit one of their locations to get your membership set up.
- Pools
- Please observe all posted rules and hours of operation and be considerate of other residents while enjoying the pools.
- All of our Ames residents are welcome to use any of our three pools. They are located at Celtic Place (1300 Coconino Rd), Mortensen Place (800 Pinon Drive) and Westwood Village (145 Marshall Ave)). Your apartment key should let you in, but if not, pool keys are available at our main office at Bird Place (1400 Coconino Rd.)
- The pools are typically open from Memorial Day through Labor Day, 10 am to 10 pm.
- The Somerset location of Ames Racquet & Fitness Center also has an indoor pool available year around.

Residents are responsible for their own utilities accounts, unless noted otherwise on the lease.

Security
Quaker Security provides 24-hour security for all of our Ames properties. They patrol our properties and may also be reached by calling 515-451-3713 to report vandalism and any security or noise concerns.
Pets
Pets such as cats and dogs are only allowed with permission from Haverkamp Properties management by adding a pet rider to the lease. Please contact our office for more information on which properties allow what types of pets. Here is a copy of our current pet rider and information for 2006: Pet Rider
Insurance
Remember that the insurance carried by the property owners only covers the structures. To protect your personal belongings, we strongly recommend that our residents obtain renter's insurance. There are several different companies offering renter's insurance located in the phone book. It is usually very reasonable and provides protection for you possessions. You may also want to check to see if your belongings might be covered under your parent's insurance or if you can get a good rate on renter's insurance through the same provider.
For example, if a building suffers water or fire damage, only the building is insured by Landlord's insurance, not any of the contents. Also, if one of the residents causes the damage, they may be financially responsible, which could be financially devastating if they do not have renter's insurance.

Lease Issues
- Can I get a copy of my lease?
- If you do not already have a photocopy of your lease, we will be happy to provide one.
- What if my rent is late?
- There is a $40 late fee if rent is not received by the end of the 4th day of the month. Plan ahead for paying rent if you will be out of town or take advantage of our free automatic payment option (ACH).
- If rent is not received by the 10th of the month, the eviction process may begin, with a 3-day notice to quit or cure and then a hearing.
- Obviously we do not want to resort to eviction. If you are having financial problems, it is in your best interest to contact our manager, Todd Wuestenberg, as soon as possible to discuss your situation. Ignoring the problem or not contacting us is the worst thing you can do and only gives us the option of following the eviction process.
- Evictions do not end the responsibility of the tenant to fulfill the obligations of the lease. A money judgment may be issued for rent owed and lost until the landlord is able to re rent the unit.
- What if my roommate does not pay?
- Most leases are jointly and severally liable, so all roommates are viewed as one and not individually. So, if one roommate does not pay, it adversely affects the remaining roommates. Make sure you trust the people you are signing a lease with and that they are reliable!
- What if my roommate leaves or bails on me and/or my remaining roommates?
- Once again, most leases are jointly and severally liable, so the remaining roommates are responsible for paying the entirety of the rent. However, they may choose to pursue legal action, on their own against the roommate who left them in such a difficult situation. It is still in your best interest to talk to our manager, Todd, to discuss the situation.
- What if I want out of the lease before the term is complete?
Can I sublease?
- A lease is a legally binding contract for the period of time indicated.
- We do offer the option of partial and full lease assignments (rather than subleases). The resident is responsible for advertising and finding a replacement to complete the terms of the existing contract. Here are the current 2006 documents regarding partial assignments and full assignments. We can also post apartments available for full assignment on our web site. Unfortunately we can post partial assignments on our web site yet, but hope to have that feature in the future.
General Parking Rules, Towing & Information
- Only park in designated lined spaces
- Residents of Bird, Celtic, Fieldstone, and Fieldstone Grand have shared parking lots and can park in lined spaces at any of those properties .
- Residents of Steinbeck Street and Walnut Place have assigned parking spots and must park as assigned to avoid being towed. Additional parking is available on the nearby streets. Parking assignments should have been on the welcome packet or posted at the property. Parking maps will also be added to this site soon.
- Residents at South Duff Community Park I & II have open parking and can park in any designated, lined parking spot.
- Make sure to inform visitors of the parking regulations, so that they do not get towed.
- Vehicles are usually towed because our towing company finds improperly parked vehicles while patrolling our properties, or because another resident has called to have a vehicle removed from their assigned spot. There are no "warnings" issued for improperly parked vehicles.
- Haverkamp Properties does not usually call the towing company to request that specific vehicles get towed, unless we notice one improperly parked or apparently abandoned.
What Results in Towing
- Parking in the Grass
- Parking on sidewalks or ramps
- Parking in a designated Handicapped or other Reserved space
- Parking along driveway curbs
- Parking in front of a dumpster
- Parking in spaces marked for snow ordinance, during times of snow
- Vehicles that appear to be abandoned (have not moved, flat tire/s, expired tags, or missing plates, etc).
- "Murphy's Law" - About the time you park illegally, even just to run inside for "just a second", is about the time the towing company patrols that exact location.
Abandoned Vehicles
- We make an effort to keep abandoned vehicles out of our parking lots, so that our residents have useful parking spaces and also to keep our properties attractive.
- If a vehicle appears to be abandoned, we typically post a notice on the vehicle and then request towing if we do not receive a response within one week.
- Guidelines that we use to determine possible abandoned vehicles are ones that do not appear to have moved recently, appear inoperable, have a flat tire/s, expired tags, missing plates, etc.

- Costs are typically $90 for the towing and $10 per day for storage, plus tax (prices subject to change)
- Payment is accepted by cash or debit card, but not check or credit card
