Winter Temperature ImageWinter Utility Update

Winter heating season is here! Forecasts indicate an abnormally large increase of up to 43% for natural gas prices alone over the next twelve months! With the unusually cold temperatures so far this December, we wanted to pass along some energy saving information.

Energy Saving Strategy

Please consider the following tips to limit your consumption of energy this winter. The Alliant Energy web site also has some good hints for saving energy at: www.alliantenergy.com (Look under Utility Services, then Residential, then Saving Energy).

Here are some basic things to minimize your natural gas use:

  • Turn down your water heater dial in you mechanical closet one step per day and see how low of a setting you are comfortable with.
  • Turn down your furnace thermostat to the lowest comfortable setting. If you will be gone for less than 8 hours, it will not save energy to turn it down further and back up to recover when you return.
  • Make sure your windows and doors are latched and locked. Some sliding windows can be difficult to seal fully. If you are unsure about your window’s seal, or have a significant draft, report to HP maintenance at 956-1589.
  • Once you know your windows are shut and latched properly, invest in interior plastic window insulating kits. This is the year they will be worth the money!
  • Remember: Never shut off your furnace for any length of time during cold weather – it keeps the pipes from freezing, bursting and flooding your home (and neighbors). When you go away from home for any extended time, you may turn the furnace down significantly, but not below 60 degrees. (the lease says 65 but we think that 60 will probably be ok)

Energy Saving Strategy

Alliant Energy offers some controlled payment options that can smooth out the ups and downs of weather and natural gas supply costs. See their options under the Residential section of their web site listed above.

Thank you for renting with us! Take care to stay safe and energy conscious this winter!

UPS Offering Same Day Pickup

Shipping Image

The local business manager for UPS stopped by our office to let us know about a late pick up service they offer.  If a resident misses delivery during the day, they can call UPS at 515-233-4423 to arrange for "same day pickup."  UPS will then either call the resident when the driver returns to the UPS office with the package or hold it aside for late pick up, depending upon the arrangement.  That way, UPS customers can pick up packages on the same day, instead of waiting for a redelivery attempt.

The UPS counter is open weekdays 8-11 am and 3-6 pm.  The west-side employee entrance is open for late pickup arrangements on weekdays 6-9 pm.

Electricity ImageCity of Ames Power Outages!

Wednesday night through Thursday morning the City of Ames experienced problems with one of the underground power lines servicing a large portion of west Ames.  Some of our properties affected were Fieldstone, Fieldstone Grand, Bird Place, Celtic Place, Mortensen Place and Steinbeck Street.

The City of Ames has informed us that the problem is now corrected.  Last night, however, has raised the issue that a number of residents are confused about the local utility providers, because they mistakenly called our maintenance number instead of the City of Ames.

We would like to remind all of our residents that if there is ever a problem with the electric service (or any utility, like gas, water, cable) to please contact the appropriate local utility provider so that they can properly track and fix any problems.

Here are the local contact numbers:

  • Electric, Water, and Sewer: City of Ames 515-239-5120
  • Gas: Alliant Energy 800-822-4348
  • Cable: Mediacom 515-233-4646 or 800-262-3843 (if asked to enter an account number, select an option to talk to an operator,  tell them that it is a bulk account with Haverkamp Properties)

Fall Bicycle Clean Up bike image

Monday 9/26 - Friday 9/30 will be our Fall Bike Clean Up Week.  Our facilities staff will be removing unsightly, apparently abandoned, bicycles from all properties during this time.  This is part of our on-going effort to provide our residents with a clean and well maintained property.  Please contact John Peterman at 515-956-1589 with any questions or concerns involving the bike clean up.

Bicycles subject to removal include:

  • Bikes with bent wheels and/or deflated tires
  • Bikes that have rusted chains
  • Bikes not placed properly in the bike racks (just laying on the ground, leaning against buildings, etc.)
  • Generally, bikes that appear to have been abandoned and not recently used.

If your bicycle is removed:

  • Contact our office immediately and ask for John Peterman (515-956-1589)
  • Removed bikes will be held through October 7th before disposal

Celtic & Mortensen Place Pools Are Closing After 9/18/05

However ...

There's Still Ames Racquet & Fitness Club

Sadly, it's that time of year, where we must prepare the pools for winter.  The last day of operation for pools at Celtic Place and Mortensen Place will be Sunday, September 18th.  However, you can still use your Ames Racquet and Fitness membership to enjoy swimming at their north location and at the Comfort Inn.  Residents at all of our Ames properties, except Emerald Drive and Mortensen Place, have memberships to the Ames Racquet and Fitness Club and may use any of the locations.  We have provided them with a tenant listing, so all you need to do is sign in at their desk.

Towing Image

Careful! Towing Policies Are Now in Effect!

All property towing policies are now enforced.  During the busy August move-in period we arranged for our towing provider to suspend service to allow our residents to "settle in" and become familiar with the parking, without the worry of being towed.  The purpose of having a towing company patrol our properties is to keep the driveways clear and parking areas useable.  Here is some important information to explain how the policies work and help avoid the unpleasantness of being towed.

General Parking Rules & Information

  • Only park in designated lined spaces
  • Residents of Bird, Celtic, Fieldstone, and Fieldstone Grand have shared parking lots and can park in lined spaces at any of those properties .
  • Residents of Steinbeck Street and Walnut Place have assigned parking spots and must park as assigned to avoid being towed.  Additional parking is available on the nearby streets.  Parking assignments should have been on the welcome packet or posted at the property.  Parking maps will also be added to this site soon.
  • Residents at South Duff Community Park I & II have open parking and can park in any designated, lined parking spot.
  • Make sure to inform visitors of the parking regulations, so that they do not get towed.
  • Vehicles are usually towed because our towing company finds improperly parked vehicles while patrolling our properties, or because another resident has called to have a vehicle removed from their assigned spot.  There are no "warnings" issued for improperly parked vehicles.
  • Haverkamp Properties does not usually call the towing company to request that specific vehicles get towed, unless we notice one improperly parked or apparently abandoned.

What Results in Towing

  • Parking in the Grass
  • Parking on sidewalks or ramps
  • Parking in a designated Handicapped or other Reserved space
  • Parking along driveway curbs
  • Parking in front of a dumpster
  • Parking in spaces marked for snow ordinance, during times of snow
  • Vehicles that appear to be abandoned (have not moved, flat tire/s, expired tags, or missing plates, etc).
  • "Murphy's Law" - About the time you park illegally, even just to run inside for "just a second", is about the time the towing company patrols that exact location.

Abandoned Vehicles

  • We make an effort to keep abandoned vehicles out of our parking lots, so that our residents have useful parking spaces and also to keep our properties attractive.
  • If a vehicle appears to be abandoned, we typically post a notice on the vehicle and then request towing if we do not receive a response within one week.
  • Guidelines that we use to determine possible abandoned vehicles are ones that do not appear to have moved recently, appear inoperable, have a flat tire/s, expired tags, missing plates, etc.

What To Do if Towed

  • Call Decker's Towing at 515-232-6670
  • Costs are typically $90 for the towing and $10 per day for storage, plus tax (prices subject to change)
  • Payment is accepted by cash or debit card, but not check or credit card
